As you prepare to make a big move, there are a number of responsibilities that fall on your shoulders. We know things can get stressful quickly, which is why we've built these detailed checklists to help simplify the process for you.

Move-in Checklist

Congratulations on your acceptance into an Iron Horse PM home. Please keep the following important keys in mind.

First Month's Rent & Security Deposit

Your first month's rent payment, security deposit, and any other applicable fees are all payable at the time of your lease signing. Please confirm the totals with us in advance to make sure everything goes smoothly.

Move-in Date & Inspection

All move-in steps, including inspection details, key exchanges, and other important information will be handled at the lease signing.

Utilities

Remember, utility accounts for your rental property need to be placed in your name immediately upon taking occupancy. Failure to promptly handle this may result in administrative fees and temporary outages.

Move-out Checklist

We're always sad to say goodbye to good tenants, but we wish you plenty of happiness in your new home. Use the information below to make sure you leave everything on the right foot.

Notice of Intent to Vacate

Refer to the terms and conditions governing the length of your tenancy in your lease. Please provide written confirmation of your intent to vacate the property at the agreed time.

Property Condition

Before vacating the premises, you need to ensure your rental home has been property cleaned and all repairs addressed:

  • Rental Cleaning: Thorough cleaning of the rental home includes removing all belongings from the property, sweeping/vacuuming/mopping all floors, and wiping down walls and hard surfaces. You'll want to pay special care in the bathrooms and kitchen, where all surfaces should be sanitized, and appliances cleaned inside and out. If you have any concerns about your ability to deep clean the home, consider working with a professional cleaning company. We'd be happy to make some recommendations for you.
  • Landscaping & Outdoor Areas: Assuming your property has outdoor space, take care of your landscaping and gardening chores one last time before leaving.
  • Repairs: Any damage that occurs during your stay must be repaired. Replace burnt lightbulbs, patch holes left by nails and screws, and repaint as necessary.

Security Deposit

The security deposit you provide at the beginning of your lease serves as protection against any damages that may occur during your stay. We will perform a final inspection at the end of your lease. If any damage has taken place and not been fixed, we will schedule repairs. All costs for these repair visits will be deducted from the deposit.

Please remember, your deposit cannot be used to pay your final month's rent. Failure to pay your rent as usual may result in additional fees and legal action.
