Application fees are $50 per person and are NON-REFUNDABLE.
*We recommend completing all applications in their entirety at one time to ensure your application is received prior to the property being taken off the market. Please check our website to ensure property is still on the market before completing and submitting an application.*
We strongly encourage you view the property before applying. We recommend driving by the property first and viewing photos and virtual tour on our website before setting a showing appointment. Please check to make sure the property is pet-friendly before submitting an application if you currently have pets and/or plan on getting a pet.
Anyone 18 years of age or older must submit an individual application. A background check and credit check will be run on all adults. We must receive an application from all parties in a group before they can be processed.
Applications must be completed entirely and supporting required documents provided BEFORE the application can be processed. We may not be able to hold your application if you do not submit all applications and supporting documents.
We DO NOT rent based on first come first serve showings and applications, but rent to the MOST qualified applicant group. We will review rental history, income, employment, criminal and eviction history, credit score and debt to income ratio, and payment history.
Gross income of all applicants together should be at least 3 times the monthly rent, and must be verifiable with appropriate documentation (check stubs or W2).
At least one applicant in the group must have a 620 credit score or higher. If at least one party does not have at least a 620 credit score it is an automatic denial.
Evictions within the last 7 years are an automatic denial.
Bankruptcy filed in last 3 years is an automatic denial.
Security deposit amounts may vary depending on scoring outcome.
CO-SIGNER/GUARANTOR REQUIREMENTS: Must complete an application, have a 700+ credit score and individual's monthly income must be 4x the rent amount.
